Developer Planning $250 Million CCRC in Calif.
San Luis Obispo, Calif.-based general contracting firm John Madonna Construction Co. is proposing a 342-unit continuing care retirement community (CCRC) on 111 acres in the area, reports San Luis Obispo’s The Tribune.
John Madonna, who bought the land in 2011, estimates the project would cost about $250 million to build.
Additional development plans for 60 to 80 single-family homes, 250 rental apartments and some retail space that could occur at later stages.
ROC Seniors Housing Makes $4.5 Million Proposal for Orlando Area
Orlando-based Seniors Housing Fund Manager, which recently raised $737 million for a new senior living and medical properties investment fund, this week announced it has made a $4.5 million proposal to the city of Winter Park, Fla., to build a new assisted living and memory care community, reports Orlando Business Journal.
The proposal calls for 80 assisted living units and 32 memory care units, with the capability of building an additional 32 memory care units in a second phase, according to documents filed with the city.
Dubbed Progress Point, the community would also have a 1,000-square-foot cafe and a 5,000-square-foot restaurant.
Helman Hurley Charvat Peacock/Architects Inc. is the architecture firm, and Lamm & Co. Partners is the general contractor.
Ryan Companies, Life Care Services Partner on $40 Million Project in NW Ind.
Ryan Companies and Life Care Services are partnering on a $40 million, 177-unit senior living community that is expected to begin construction this fall in Schererville, Ind., reports The NWI Times.
Clarendale of Schererville will offer independent living, assisted living and memory care, and is slated to be ready for occupancy in spring 2017.
The community will be constructed on a nine-acre site and will consist of an approximately 205,000-square-foot multi-story building with studio, one-bedroom, one-bedroom plus den and two-bedroom floor plans.
Amenities will include a movie theater, a crafts room, a bistro, a pub and billiards room, a club room and library, a wellness center with a fitness room and salon, living rooms with fireplaces, a vaulted multi-purpose room, a private patio and courtyard.

Senior Quality Lifestyles Corporation Moves Forward with Renovation of The Buckingham CCRC
Texas-based non-profit senior living developer Senior Quality Lifestyles Corporation (SQLC) recently announced that it has completed financing for the expansion and renovation of The Buckingham, a luxury senior living community in Houston.
Financing was completed through the sale of $109.38 million series 2015 bonds, and the project will add 80 new jobs to the local economy and provide resort-style living for nearly 200 additional residents.
The expansion will add 187 total residences to the Memorial neighborhood location at The Buckingham, which currently has 204 independent living apartments, 43 assisted living suites, 16 memory care residences and 60 private skilled nursing rooms.
The Buckingham acquired six additional acres to accommodate the project and will add 106 independent living apartment homes, 33 assisted living suites, 18 memory care residences and 32 private skilled nursing rooms. The new independent living homes will offer one-, two- and three-bedroom floor plans.
Irving, Texas-based Greystone Development Company will be the development consultant for the expansion project. Dallas-based D2 architect firm will design the expansion.
Other project partners include Andres Construction Company, Kimley-Horn and Bridget Bohacz & Associates. Ziegler Capital Markets served as the bond underwriter for the transaction.
The expansion is scheduled for complain in 2017.
Brookdale Underway on Ohio Community’s $7.4 Million Memory Care Expansion
Brookdale Senior Living (NYSE: BKD) expects its $7.4 million dementia-care expansion to be completed this fall at Brookdale Wooster, the company announced Wednesday.
As the community progresses to the anticipated completion of construction, Brookdale Wooster is now hiring for 30 new jobs and it is also accepting reservations from families seeking care for loved ones with Alzheimer’s and other dementias.
With the expansion, a new one-story, 27,000-square-foot building is being constructed on the Brookdale Wooster campus. It will offer Clare Bridge, Brookdale’s specially-designed, person-centered memory care program.
The new community includes workshops and areas of discovery that enable residents to take part in familiar routines meant to evoke memories, such as household activities. Art, music and movement programs provide creative energy and pleasure. Physical fitness is also a focus with exercise programming offered to residents, who will secure access to community walking areas, courtyards and gardens.
The addition of Clare Bridge is bringing approximately 30 new jobs to Brookdale Wooster. They encompass health care, managerial, culinary, maintenance and other.
The Clare Bridge program will be able to accommodate 38 residents and with the opening projected for October, families can now reserve apartments in the new addition.
Brookdale Wooster already offered 11 dementia-care apartments along with 36 for assisted living. When Clare Bridge opens, those memory care residents will move there and Brookdale Wooster’s current building will be entirely dedicated to assisted living.
As part of this transition, $500,000 is being invested in renovating and enhancing that structure, bringing a fresh look and feel to the community.
Major Renovations Planned for Calif. Assisted Living Community
Carlsbad, Calif.-based Integral Senior Living (ISL) recently announced that it has been chosen by DiNapoli Capital Partners (DCP) to manage Topanga Park Assisted Living, an assisted living and memory care community located in Canoga Park, Calif.
The second community that ISL will manage on behalf of DCP, Topanga Park is currently in the midst of planning a major remodel in order to meet the expectations and better serve residents and the marketplace.
Built in 1981, Topanga Park Assisted Living currently offers 90 assisted living and memory care apartments. Over the next 24 months, DCP will invest “several million dollars,” into the community, ISL stated in a release.
Renovations will include major enhancements to the building’s exterior, common space, outdoor area and units, while other improvements will include updated mechanical equipment, life safety systems and new technology, including free Wi-Fi.
Topanga Park Assisted Living is located at 7945 Topanga Canyon Blvd. in Canoga Park.
Life Care Services CCRC Sagewood to Offer New Luxury Homes
Sagewood, a Phoenix-based CCRC of joint-venture partners Life Care Services and Westminster Capital, plans to offer 24 new luxury homes for independent living seniors.
The homes will be located in The Estates at Sagewood, a new neighborhood at the 292-residence community.
The Estates single casitas, offered in two different floor plans, are designed for residents to enjoy the desert landscaping and mountain views. These homes range from 2,929- to 3,174-square-feet and include a study, media room, breakfast nook, full-sized garage with an attached golf cart garage, courtyard entrance and an expansive covered patio. The single home also offers an attached guest casita for visiting family members or a guest.
The spacious Estates duplex casitas range from 2,357- to 2,693-square-feet and offer similar features as the single casitas, including a golf cart garage, courtyard and covered patio. These 10 duplex homes are offered in two different floor plans.
Lastly, the Estates villas range from 1,926- to 2,319-square feet and are available in six different floor plans. These residences feature their own lobby with direct elevator access to residences with under-building parking.
Currently, 17 of the total 24 homes in The Estates at Sagewood are still available with entrance fees starting at $945,000.
$75 million Hawaii Senior Living Community Slated for March 2016 Opening
Kalakaua Gardens, a 17-floor senior living high rise Waikiki, is gearing up for a March 2016 opening, reports Pacific Business News.
The $75 million CCRC is located at 1723 Kalakaua Ave. and is managed by Avalon Healthcare, which also runs Avalon Care Center, Hale Nani Rehabilitation and Nursing Center and Yukio Okutsu State Veterans Home in Hilo, Hawaii.
The project includes 164 independent living and assisted living suites, 49 skilled nursing beds and 23 memory care beds.
San Francisco-based Island Paradise Investments is the developer for the project.
Honolulu-based Architects Hawaii Ltd. designed the project with Swinerton Builders, also based in San Francisco, is the general contractor. Interior design is led by Philpotts Interiors.

Paintbrush Assisted Living & Memory Care Opens in Fresno, Calif.
Paintbrush Assisted Living & Memory Care last week celebrated its grand opening in Fresno, reports The Fresno Bee.
The facility is owned by Paintbrush LLC and Ponderosa Communications Group, a local development and telecommunications company. Pleasanton, Calif.-based Seniority, Inc., manages the facility.
At 74,000-square-feet, the community is modeled after the Ahwahnee Hotel in Yosemite and features 75 studio, one- and two-bedroom apartments, and 25 private and shared memory care units that range in size from 484- to 745-square-feet.
Amenities include a library, a variety of dining options with tailed menus from Chef Emery Bish and a Life Enrichment Center that features art, music and pet therapy.
Memory Care Facility Designed by STUDIO Opens in Wis.
Earlier this month, a grand opening celebration was held at the Azura Memory Care Home in Kenosha, Wis., a facility designed by Boulder, Colo.-based STUDIO Architecture.
Features include small neighborhood designs, looped circulation to facilitate resident wandering, modestly scaled living spaces, decor that mimics traditional homes and centralized common areas to enrich resident life.
The 20-bed Kenosha home offers amenities that include a spa treatment room, specialized sensory area, spacious sitting areas, a large kitchen with a breakfast bar, a separate activity area, screened porch and bocce ball court.
The community is just one of three new communities that STUDIO is designing for Azura in the Greater Milwaukee area.
The next two facilities in Oconomowoc and Oak Creek are twice the size with nearly 40 private suites and will be under construction this fall, said Jeff Dawson, STUDIO founder and principal, in a written statement.
North Carolina CCRC Opens $6.7 Million Independent Living Expansion
Homestead Hills, a CCRC in Winston-Salem, N.C., this week celebrated the grand opening of a $6.7 million independent living villa expansion named The Forsyth.
The expansion adds a total of 33 independent living villas, ranging from one to three bedrooms.
Homestead Hills announced plans for The Forsyth in the winter of 2013 with the new addition officially breaking ground in August 2014. The building’s topping out was celebrated in January of this year.
Wishon & Carter Builders and Triad Design Group were partners on the project.
